If you own a high-efficiency boiler, you should have a tune-up done every year after installation.

Age

The average lifespan for a cast iron boiler is 30 years, while a high-efficiency boiler will last about 20 years.

The weather is a little funny in Colorado. Just 5 days ago we were soaking up nearly 80-degree weather, and now this week we are coming out of a blizzard and some pretty chilly temps. The weather swings in Colorado, so it can be very tempting to kick start your air conditioner on those warm afternoons. Follow These Tips Before You Turn on the Air Conditioner This Summer

It’s a great idea to check your system now for any problems or needed maintenance. By checking your system now, you can do simple repairs or call for service from a professional before the weather gets warmer.

Waiting and crossing your fingers when you go to turn on the system on our first hot day could cause days of discomfort while you wait for repairs.

There are some simple steps you can take to visually and physically inspect the different parts of your system to be sure your air conditioning will work when you need it.

Check Your Indoor Equipment First

Begin with your thermostat in the “off” position with the temperature turned to a high setting (around 80 degrees), then check the following:

1. Look at the thermostat. Is it outdated? You could save money and energy by installing a newer, programmable thermostat.

2. Check any exposed ductwork for wear, which could be a source of cooling loss or inefficiency in the home.

3. Look at air vents around the home. Remove any items that could block airflows, such as drapes, furniture or toys.

4. Check the drain line. There is a drain by the indoor cooling coil, typically mounted above the furnace in the basement.

5. Change your air filter. The filter should be changed every three months (or as recommended by the manufacturer) and definitely before the start of a new cooling or heating season.

8. Inspect the outdoor condenser unit. Make sure there is no blockage in or near the equipment and clean the area around the unit. Leaves, vines or debris can block the interior components and affect performance.

9. Visually check the refrigerant lines. The lines should be insulated. Proper insulation will improve the efficiency of the system. Repairs to the insulation or refrigerant lines should be done by a professional.

Because many issues with your pipes sneak up on you, a thorough inspection is a key to catching small problems before they grow. Hidden leaks in sink drains or below water heaters are more than just a nuisance; over time, they can cause structural damage. Drainage problems are something that need to be taken care of, before any issues with sewage begin. Problems with sewage can be jobs that involve sewer line replacement, which can cause disruption to the home. Water that seeps into sheetrock or plaster contributes to mold growth. Porous tile or wood flooring can discolor or warp when wet.

Routine DIY Maintenance Tasks

Many routine maintenance tasks are simple do-it-yourself jobs. An inspection is the foundation of any maintenance schedule. You may use your sinks and tubs daily, but you might not notice minor concerns unless you set aside time for an inspection. Go through your home and take a look at your plumbing. Examine all exposed pipes, including under sinks and behind toilet tanks, for any signs of moisture. On a humid day, some condensation on a cold metal pipe is normal, so note any dampness and check the pipes again when the home is cooler. The water entering your pipes carries dissolved minerals in them that eventually deposit themselves on metal surfaces. If you have a filtration system, these deposits wind up in the filters and get changed; without such a system, these mineral deposits collect on inner surfaces of aerators and showerheads, clogging screens and slowing flow. Most kitchen faucets have easily removed aerators that just unscrew from the tip of the faucet for easy cleaning. Taking off the aerator and soaking it overnight in a vinegar solution will generally dissolve the calcium deposits. Showerheads and bathroom faucets may not be as easy to remove, but you can affix a plastic bag filled with vinegar to the showerhead overnight to clean it.

While some common boiler problems can be addressed without the need to call in a heating engineer, others will require the services of a qualified and experienced professional. If in doubt, it’s always best to seek professional help from a reputable engineer.

  1. No heat or hot water: Potential causes include broken diaphragms and airlocks, failure of motorized valves, issues with the thermostat, or low water levels.
